Room Prices, Booking Requirements, and Maintenance

Pomodoro-Houses are accommodations in the centre of Lisbon that provide short-term rooms for rent to Erasmus students.
The website features videos of the accommodation and photographs of the rooms.

We make every effort to ensure that the images on the website correspond to the actual products, but we cannot guarantee that the colour or other characteristics of the product displayed on the website will exactly match the actual product.

We mainly accept Erasmus and international students who are staying in Lisbon for their studies.

Yes, the apartment is located in one of Lisbon’s safest and most central areas, close to public transport, shops, gardens, restaurants, cafés, pubs and universities.

The length of stay is from September to January for the first semester and from February to July for the second semester. The minimum stay is usually one semester, but it may depend on room availability and agreements made at the time of booking.

Room prices are provided by the owner and are subject to change at any time. Room prices are listed on the website and include VAT at the legal rate  in Portugal. The rent for the room depends on the size and features of the room.

Utilities (water, electricity, gas and internet) are not included  in the rent price. Utilities  have a fixed cost of 60 € per month. This amount cannot be exceeded. So, a  fee of €60 for bills is added to the room price. Cable TV is not included.

The rooms and common areas of the accommodation are cleaned at least once a month on a day and at a time to be specified by the owner.

The rooms are personal and non-transferable, and no one other than the students who sign the rental agreement may stay overnight in the rooms or accommodation.

Pre-booking is done by filling out a form and sending the following documentation: identity card or passport; proof of payment of enrolment fees at the Portuguese university where the student has been accepted; document with the name and duration of the course; document with a description of the course subjects. After the pre-booking has been accepted, the student pays for the booking.

The reservation fee acts as a deposit. It must be paid within 24 hours of submitting the documentation. Payment should be made to the IBAN provided by the owner. Once the reservation fee has been paid, the calendar is blocked.

The student may cancel the reservation at any time up to 10 days before moving into the room. The reservation payment will be refunded to the IBAN provided by the student.

Requirements

Pomodoro Houses accepts only Erasmus students for its student accommodation in Lisbon. To reserve a room, students must provide the following:

  • Proof of university enrolment and a study plan;
  • A deposit equivalent to one month’s rent;
  • Rent payment on the first day of each month;
  • Full ID for each resident, as required by local authorities;
  • A signed rental contract between the landlord and the resident.

The monthly rent includes a €50 maintenance fee, covering gas, electricity, and water.

We ask all residents to pay rent and the maintenance fee on time to ensure smooth operation of the house.

Maintenance

1. Study Environment

We provide a quiet and productive space for studying. Therefore, students should:

  • Keep noise levels low in bedrooms and study areas;
  • Use the Pomodoro Technique to boost focus and efficiency;
  • Respect other residents’ study times.

In addition, we recommend organizing your study schedule to balance classes, assignments, and relaxation. By doing so, you can maximize productivity and maintain a healthy lifestyle.


2. Social Rules

To maintain a safe and respectful environment:

  • Do not invite strangers or organize parties;
  • Avoid alcohol and drug consumption;
  • Smoke only on exterior balconies;
  • Do not bring pets;
  • Only table games are allowed inside the house.

By following these rules, all residents can enjoy a friendly and secure community.


3. Cleaning and Ventilation

We maintain a clean and healthy environment. Residents must:

  • Open windows daily to ensure proper airflow in rooms and bathrooms;
  • Allow the housekeeper to clean rooms at least once per month;
  • Place garbage bins outside twice a week.

Good ventilation and regular cleaning help prevent health issues and keep the house comfortable for everyone.


4. Silence and Concentration

Silence is crucial for study and concentration. Therefore:

  • Avoid loud conversations and music in shared and study areas;
  • Respect quiet hours to support all residents’ productivity.

Using quiet zones and planning study sessions with minimal distractions can significantly improve learning outcomes.


5. Caretaking and Responsibility

Residents must take care of the property and report any damage immediately. This includes:

  • Informing management if furniture, glasses, or other items break;
  • Covering costs for damaged items;
  • Using all provided equipment responsibly;
  • Accessing the first-aid kit in the bathroom when needed.

By being responsible, residents help maintain a safe, functional, and comfortable environment for everyone.
